House rules for the warehouse Dein TüLager at Eisenbahnstr. 132/1 in Tübingen
These house rules are an integral and essential part of the tenancy agreement. By signing the tenancy agreement, the tenant acknowledges the validity and binding nature of these house rules.
§ 1 General rules of conduct
Consideration and cleanliness: Tenants and their authorized representatives must behave in such a way that other tenants are not disturbed. The communal areas, corridors, loading zones and parking spaces must be kept clean and tidy at all times. Waste must be disposed of by the tenant independently and exclusively in the bins provided on the property or removed from the property.
Noise and quiet times: Care must be taken to ensure a quiet atmosphere so as not to disturb other tenants.
Traffic regulations: The German Road Traffic Regulations (StVO) apply throughout the landlord's premises. Vehicles may only be parked in the designated parking spaces. Loading zones are used exclusively for loading and unloading.
Instructions: The instructions of the landlord or his staff must be followed in all operational and safety-related matters.
§ 2 Access and security
Access authorization: Access to the premises and the storage hall is only permitted with the means of access provided by the lessor (key, transponder, RFID chip). The means of access may not be passed on to third parties without authorization and without the express permission of the lessor.
Compulsory identification: The tenant or a person authorized by him in writing must, at the request of the landlord or its personnel.
Locking of the rental property: The storage box must be properly locked after each use using the means provided.
Right of access of the landlord: The landlord has the right to enter the rented property after prior notice in order to check the condition or carry out necessary work. In the event of imminent danger (e.g. fire, water damage, odor nuisance), the landlord is entitled to open and enter the compartment without prior notice.
Video surveillance: The premises and the warehouse can be video-monitored for security and documentation of incidents.
§ 3 Use of the storage box
Exclusive storage purpose: The storage box is intended exclusively for the storage of items. Use for residential, commercial or other purposes is strictly prohibited.
Prohibited items: It is strictly forbidden to store the following items:
Live animals or plants, foodstuffs or perishable goods.
Weapons, ammunition, explosives, drugs or other illegal substances.
Hazardous substances of any kind, in particular flammable, explosive, radioactive, toxic or corrosive substances.
Waste, hazardous waste or environmentally hazardous materials.
Objects that could cause foul odors or attract pests.
Items whose storage violates applicable laws.
Items of exceptionally high value (e.g. cash, precious metals, jewelry, securities) with an individual value of more than EUR 5,000 or a total value of more than EUR 25,000, unless this has been agreed in writing with the landlord.
No structural changes: Structural changes to the rented property or its furnishings (e.g. drilling, fitting shelves) are not permitted without the prior written consent of the landlord.
Fire protection and safety: The tenant is obliged to comply with all fire protection, safety and official regulations.
Maintenance: The landlord must be notified immediately of any defects in the rented property or the warehouse. Soiling and damage in and around the rented property and in the communal areas must be removed by the tenant without delay.
§ 4 Common areas and aids
Use of the common areas: The aisles and communal areas, in particular emergency exits, corridors and circulation areas, must be kept clear of stored items at all times.
Transportation aids: Any transportation aids provided by the lessor may only be used on the lessor's premises. They must also be treated with care and returned to the designated place immediately after use.
§ 5 Violations of the house rules
In the event of violations of these house rules, the landlord is entitled to deny the tenant access to the entire property, to terminate the contract for cause and to claim damages.
Any costs for the removal of violations (e.g. costs for the disposal of prohibited items, cleaning or damage repair) shall be borne by the tenant.
§ 6 Final provisions
In case of doubt, the provisions of the warehouse rental contract and the General Business Relationships shall take precedence as part of the contract.
